Two ways in

Buying, or selling. Pick your side.

Everything on this site runs through one of these two doors. Whichever you pick, the first step is the same: tell Paola what you have, or what you're looking for.

Are you an agent or a broker?

There's a third door. Bring Paola a listing that won't move, a heavy-repair property or a deal that doesn't suit the MLS, and get a clear yes or no.

A trusted framework

How it works.

Switch between the three sides to see how each one goes. No jargon, and nothing moves until you're comfortable.

  1. 01

    Send the property

The address, the condition in a few words, who's living there and your timing. Photos help.

  2. 02

    Paola takes a look

Photos first, then usually a walkthrough. She looks at the structure, the layout and the land.

  3. 03

    Your options, in plain language

A direct as-is sale, light updates then list, or a traditional listing, with the trade-offs laid out honestly.

  4. 04

    You decide the pace

Nothing moves until you're comfortable and everything is in writing. You pick the closing date.

What Paola works with

Six kinds of property, both directions.

Each of these can come in from a seller or go out to an investor. If yours is close but not quite on the list, ask anyway. See where PG Homes buys.

An older wood-sided house with a porch, the kind of home that often sells as-is

Houses that need work

Dated, tired or damaged homes that are hard to finance and harder to show. Sold as they stand, bought by people who renovate.

Selling as-is
An empty room with peeling walls in a vacant house

Inherited & vacant homes

An inherited house, a vacant rental or a home you've moved out of. Paola helps you sort out the options without pressure.

Common situations
Aerial view of open lots beside a Texas neighborhood

Land, lots & tear-downs

Vacant lots, larger tracts and houses that are worth more as land. Paola looks at the ground as well as the structure.

Land & tear-downs
A small two-story brick multifamily building

Small multifamily

Duplexes, fourplexes and small apartment buildings, tenant-occupied or empty, in both metros.

Property types
An old house opened up to new framing inside

Fix-and-flip projects

Properties with a real gap between what they are today and what they could be, for investors who do the work.

For investors
A bright, move-in-ready kitchen with white cabinets

Move-in ready homes

When listing on the open market is the better move, or you're buying a home to live in, Paola can help as a licensed agent.

Buy & sell

Why work with Paola

One person on both sides of the deal.

Most agents list your house and hope it sells. Paola buys it, then brings it to investors who do the work. That is why the answers you get are straight ones.

She knows both sides

She hears what investors are actually buying and what sellers actually need, so she can tell you quickly whether the two meet.

Licensed, and says so

A licensed Texas agent, so a traditional listing is a real option rather than a lost lead. When she is buying, she tells you in writing that she is a license holder.

English and Spanish

Every conversation, document walk-through and phone call can happen in whichever language you'd rather use.

Two metros, not fifty

Austin and San Antonio only. A tight patch means knowing the streets, the buyers and what a property is worth once the work is done.

Your likely starting point

A direct, as-is sale

Homes that need major work can be hard for buyers using a mortgage to purchase, so a direct as-is sale often means fewer steps and no repair bills. Least hassle favors a sale with no repairs, staging or showings. With a 1–3 month window, you have time to compare an as-is sale against listing.

Have these ready

  • A Seller's Disclosure Notice (Texas Property Code §5.008 covers most home sales, as-is included)
  • Utility status and how Paola can get in for a walkthrough
  • Any survey, HOA details and recent repair bids you have

Meet Paola

Practical, direct and easy to talk to.

Paola moved from delivery work into real estate investing, learning through mentorship, seller conversations and hands-on property visits. Today she evaluates homes that need work, talks sellers through their options and helps investors find their next property.

She is also a licensed Texas real estate agent, so when a traditional listing is the better move, she can help with that too. Her promise is simple: a clear, honest read on your property and a next step that works.

Who you're working with. PG Homes is the name Paola uses for her real estate and investment work across Central Texas. She is a licensed Texas real estate license holder, TREC License #768255. You'll always know who is buying, who is listing and who represents whom, in writing, before anything is signed.

Questions people ask

Straight answers.

Two things that feed each other. Paola works with off-market houses in Austin and San Antonio, which is how an owner can sell a property as-is instead of listing it. And she brings those properties to investors looking for their next project. She is also a licensed Texas real estate agent, so a traditional listing stays on the table when that is the better move.

Send the property through the sell page: the address, a few words about its condition, who is living there and your timing. Paola looks at it and comes back with a straight answer about whether it is a fit and what your options are.

Share your buy box on the buy page: property types, submarkets and how much work you take on. Nothing is posted publicly on this site, so matching properties go out to the buyer list rather than onto a page.

No. Sending a property over and getting on the buyer list are both free. If a transaction goes ahead, who pays what is set out in the written agreement before anything is signed.

Not to start the conversation. Paola looks at the property as it is today. If fixing a few things and listing it would likely leave you better off, she will tell you that too.

Houses that need work, inherited and vacant homes, small multifamily, vacant lots, tear-downs and larger tracts of land in and around Austin and San Antonio. Move-in-ready homes too, when a traditional sale is the better fit. See the property types.

Yes. Paola works with agents and brokers on properties that are hard to sell or do not suit the MLS. Submit a property.

Sí. Paola speaks Spanish and English, so you can call, text or write in whichever you prefer.

Yes. Paola is a licensed Texas real estate sales agent, and traditional buying and selling goes through her sponsoring brokerage. When she is buying a property herself, she tells you in writing that she is licensed before any contract is signed.

Still deciding which door?

Three fields. Paola does the rest.

The short version: your name, a number to reach you on and which side you're on. She replies personally, in English or Spanish, and asks for the details then.
