Off-market and as-is sales: what agents ask.
What is an off-market listing?
An off-market listing is a property sold without being publicly advertised on the MLS. It's usually offered privately to a small group of buyers, such as investors. It suits sellers who want privacy, can't show the house, or have a property most financed buyers can't purchase.
4 reasons agents bring a property to an investor
- Condition. The home won't pass a lender's appraisal or inspection without big repairs.
- Occupancy. Tenants or belongings make showings hard.
- Time on market. Price cuts haven't brought a buyer.
- Privacy. The seller doesn't want signs, photos or open houses.
In Texas, referral fees can only be paid to licensed persons (Texas Occupations Code §1101.651). Any arrangement with Paola is agreed in writing.

Properties that are hard to sell, need significant work, are tenant-occupied, have title or access quirks, or simply aren't a fit for the MLS. Lots, tear-downs and small multifamily are welcome too.
